For a numerical starting point, The Highlands developer estimates 3.13% total tax using 2025 rates: $10,955 a year on $350,000 of taxable value before exemptions. Tavola’s official 2026 MUD 6 rate is 1.22% and MUD 7 is 1.35%; each is only the district portion, not the total bill. M/I’s Pinewood calculator uses a 3.139% assumption. These sources have different years and status. See the community cost comparison for the breakdown and payment examples.
What is the HOA fee in New Caney?
The Highlands developer publishes approximately $1,584 annually, or $132 per month. Fairway Pines adds approximately $2,200 annually for 2026, making approximately $3,784 combined, or $315.33 per month. We have not verified current annual assessments for Tavola or Pinewood at Grand Texas from an association-issued schedule; those amounts are not quoted as confirmed dues. See the HOA guide and request the exact home’s resale certificate.
Does New Caney flood?
Exposure varies by lot and event. Check the property on FEMA’s current map, review disclosures and drainage, and obtain property-specific insurance guidance.
Are model-home finishes included?
Not necessarily. Model furniture, finishes, landscaping and structural options may differ from the home offered for sale. Compare the home’s written specification.
