There is no single New Caney tax rate
The amount due depends on the parcel’s taxing units, taxable values, exemptions and adopted annual rates. A mailing city or neighborhood name cannot establish the bill. A MUD or another special district may appear as a separate taxing unit; it is different from HOA dues.
Read the property account first
Locate the home in the Montgomery Central Appraisal District property search. Match the legal description and account number to the contract or listing. Review the taxing-unit list and exemption entries, then verify the current rates and tax bill with the applicable collectors. A district notice about a proposed rate is not proof of adoption.

A simple example of the math
For illustration only, $300,000 of taxable value at a combined 3.00% would produce $9,000 per year, or $750 per month. Exemptions can produce different taxable values for different units, so a real bill often requires separate calculations. This is not an estimate for any advertised home.
Why a new home’s first bill can mislead
A prior bill may reflect land or partially completed construction. Ask the lender how the estimate accounts for a completed home and future assessment. An initially low escrow payment should not be treated as the ongoing cost of a finished house.
Homestead exemptions
The Texas Comptroller currently lists a $140,000 school-district residence-homestead exemption for eligible owners. It reduces the taxable value for that school tax, rather than removing $140,000 from every unit’s calculation. Confirm your eligibility and application with the appraisal district; additional exemptions may apply.
