A clearer path to buying in New Caney.
New Caney homebuyer checklist: taxes, HOA, inspections, flood research and relocation.
1. Set a full monthly budget
Ask a lender for an estimate using the home’s likely completed value and applicable taxes, insurance and mortgage insurance. Add HOA dues and any flood coverage. A first-year builder tax bill may not reflect the completed home’s later assessment.
2. Verify the parcel
Review the survey, title commitment, seller disclosures and recorded restrictions. Confirm water, sewer or septic arrangements and any special district obligations for the property.
3. Research drainage and flood exposure
Check the exact location in FEMA’s mapping system and obtain insurance guidance. A map designation alone does not establish a property’s flooding history or eliminate risk. Ask about prior water intrusion and surrounding drainage.

4. Inspect and document
For a resale, review condition and repairs with qualified professionals. For new construction, discuss appropriate independent inspections and document punch-list items, warranties and completion commitments.
5. Match the contract to your move
Review financing, option and closing deadlines carefully with your agent and lender. Get builder promises and incentive terms in writing before relying on them.
